195 New Homes On Green Belt between Shenley Hill & Theobald Street
3000 residents previously objected to the planning application to build 195 new homes on Green Belt land South of Shenley Hill in Radlett. This planning application was then rejected by Hertsmere Borough Council’s Planning Committee.
The developers for this rejected application have now appealed to the Planning Inspectorate to try to reverse this discussion.
The Planning Inspectorate has told us that they are happy to accept initial submissions from residents, but these must be submitted by the end of this Wednesday 7th June.
If you would like to ensure your views on this appeal are made clear to the Planning Inspectorate please submit below your continued objection.
Please note that making your submission does not commit you to a formal submission at the inquiry but if as many local residents do respond it again emphasises to the Planning Inspectorate the strong weight of local opposition to this proposal.

Reasons to Object
- Over-development to a small village community
- Harm and inappropriate development on the Green Belt
- Substantial loss of High Value Grade 2 Agricultural Land. Complete loss of 28 acres of Grade 3 agricultural land
- Infrastructure Issues resulting in additional traffic congestion.
- Pressures on the existing mains water, sewerage, electricity and gas infrastructure
- Pressure on the availability of places at the nearest secondary schools.
- GP surgery changes will impact accessibility for the sick and elderly and onwards to the high street.
- Without guaranteed funding in place, there’s no guarantee that a Medical Centre would materialise.
- A substantial increase in air pollution.
- No direct, dedicated, upgraded access for pedestrians and cyclists to Radlett station is proposed.
- Increased Noise Pollution
- Loss of visual amenity and outlook to neighbouring adjoining properties.
- Harm to the local wildlife and protected species: Hertsmere Policies Map 2021-2027 names the area as a Local Wildlife Site
- Destruction of a Regionally Important Geological Site as listed in the above Policies Map
- Continued disruption to local residents over a long development period
- New Homes will not be truly ‘affordable’.
- The Government’s position is not to allow development on the Green Belt.
- Local MP Oliver Dowden quoted on 27th July 2022 “ I do not think it is appropriate for developments to be approved on sites included in the original draft plan – comprehensively rejected by residents earlier this year.”
- Opportunities for local employment for new residents would be very limited.
